In a major boost to West Bengal’s logistics and warehousing sector, Mahindra Logistics Limited has leased a 4.75 lakh sq ft warehouse in Shubharara village, Howrah district, for 9.9 years at a total rent exceeding ₹135 crore, according to documents accessed by Propstack.
The warehouse, owned by ANJY Properties LLP, marks a significant expansion for Mahindra Logistics in eastern India. The lease commenced on April 1, 2025, and covers a total chargeable area of 4,74,354 sq ft.
Under the agreement, Mahindra Logistics will pay a monthly rent of ₹20.6 per sq ft, translating to approximately ₹97.72 lakh per month. The contract also includes a 4% annual rent escalation, ensuring steady value growth throughout the lease period. Additionally, the company has deposited a security amount of ₹2.93 crore, as mentioned in the lease documents.
Industry experts suggest that this large-scale facility will serve as a strategic logistics hub for Mahindra Logistics in the eastern region, strengthening its warehousing and distribution network. The move underlines the company’s focus on improving operational efficiency and supporting the fast-growing demand for integrated supply chain solutions.
With this development, Howrah continues to emerge as a preferred destination for warehousing and industrial investments, thanks to its connectivity, infrastructure, and proximity to Kolkata’s growing industrial and logistics corridors.
As large corporates increasingly invest in West Bengal’s logistics ecosystem, the state is gradually transforming into an emerging logistics powerhouse in eastern India.
