West Bengal to Get Its First International-Standard Golf Township in South 24 Parganas
Kolkata’s real estate landscape is on the cusp of a major transformation as Ambuja Neotia Group plans to develop West Bengal’s first international-standard golf township in South 24 Parganas. Strategically located along Diamond Harbour Road near Amtala, the project is poised to redefine suburban living by combining premium housing with world-class lifestyle infrastructure.
Spread across an expansive land parcel of approximately 15,346.4 katha, the proposed township is designed as a large-scale integrated development. It will feature 25 high-income group (HIG) towers comprising over 2,200 3BHK apartments, offering modern, spacious living options for urban homebuyers. In addition, the project includes 10 towers dedicated to economically weaker sections (EWS), with more than 1,000 1BHK units—reflecting a balanced and inclusive approach to urban development.
One of the most distinctive aspects of this project is its bungalow offering. Over 400 bungalows are planned, including premium golf-facing residences as well as non-golf-facing homes. These range across different plot sizes and configurations, catering to buyers seeking exclusivity, privacy, and a villa-style lifestyle within a gated township.
At the heart of the development lies a comprehensive golf ecosystem. The township will feature a dedicated golf club along with a 200-room golf resort, positioning the project as not just a residential hub but a lifestyle destination. This integrated approach aligns with global township trends where leisure, hospitality, and housing come together to create self-sustained communities.
The total planned built-up area exceeds 90 lakh square feet, with an estimated project investment of around ₹320 crore. Once completed, the township is expected to significantly elevate the profile of South 24 Parganas as an emerging residential and leisure corridor, especially given its connectivity to Kolkata via Diamond Harbour Road.
It is important to note that the project is currently not registered under WBRERA, and further regulatory approvals are awaited. However, the scale, vision, and positioning of the development signal a strong intent to bring international-standard living experiences closer to Kolkata.
If executed as envisioned, this golf township could mark a defining moment for the region—setting new benchmarks in township planning, lifestyle integration, and suburban growth.
